Exterior and Site
Commercial exterior documentation covers wall construction, elevation condition, signage, parking areas, walkway condition, lighting, and site drainage. Photographs establish the building footprint and any conditions that would matter to an underwriter or a claim reviewer.
Roof Systems
Commercial roofs are documented by system type — modified bitumen, TPO, EPDM, metal, or shingle on smaller structures — along with drainage, flashing, penetrations, and equipment curbs. Ponding, open seams, and prior repairs are photographed where present.
Interior and Occupancy
Interior documentation reflects the assignment: occupancy and use, tenant spaces, ceiling and wall conditions, and any reported damage. Life-safety observations such as extinguisher presence or exit signage are documented when the client's form requests them.
Consistency Across Buildings
On multi-building sites, the value of the report comes from consistency. Each building is documented in the same sequence with the same labeling so a reviewer can compare conditions across a portfolio without reconstructing the inspector's route.
